What's driving this? Two big forces: housing costs and lifestyle shifts.
Across OECD economies, median home prices hit 8.2 times median household income in 2025 β an unprecedented affordability gap. At the same time, 28% of U.S. employees now work remotely full-time, giving people real freedom to choose where they live. Tiny homes, which typically cost between $30,000 and $80,000, are filling that gap in a big way.

AC Future's AI-Transformer Home is a standout example: a 400-square-foot unit priced at $98,000 that uses AI to manage heating, lighting, and security. It's already attracted over 300 pre-orders, with deliveries beginning in late 2026.
On the materials front, timber remains the top choice, accounting for 65.44% of market revenue in 2025 β and for good reason. Wood-framed tiny homes sequester roughly one metric ton of COβ per cubic meter of timber, making them a genuinely carbon-conscious choice.
California's 2025 energy code now requires rooftop solar on accessory units under 800 square feet, pushing manufacturers to bundle photovoltaic packages as standard. Twelve EU member states have also mandated near-zero energy performance for all new homes β a mandate that tiny home builders are well-positioned to meet.
π Mobile vs. Stationary: Which Is Winning?
It depends on who you ask β and what you need.
Stationary tiny homes currently hold the larger market share at around 54%, appealing to buyers who want code-compliant foundations, easier utility hookups, and long-term stability. They work especially well for backyard ADUs, tiny home communities, and buyers looking to build equity.
Mobile tiny homes are growing faster, projected at a 5.45% annual growth rate through 2031. Their appeal is straightforward: you can relocate as life changes. They're particularly popular with remote workers, hospitality operators running glamping resorts, and companies housing workers at project sites β like renewable energy crews and mining operations.
A new category is also emerging: hybrid designs built on steel chassis that can be sited permanently to satisfy local residential codes but remain relocatable if needed. These give owners the best of both worlds and are gaining traction fast.
π Regional Snapshot: North America & Asia-Pacific
North America remains the largest regional market, accounting for roughly 43β54% of global revenue in 2025, depending on the data source. Approximately 15,000 units shipped in the U.S. last year alone. Progressive state-level policies in California, Oregon, and Washington are making backyard ADU builds easier, while Canadian buyers are increasingly relocating to smaller municipalities where land costs are far lower.
Asia-Pacific is the fastest-growing region, with a projected 6.41% annual growth rate through 2031. The drivers are clear: dense urban centers, skyrocketing land values, and an emerging middle class looking for alternatives.
- Japan's Ministry of Land, Infrastructure, Transport and Tourism launched a pilot in 2024 allowing micro-units under 200 square feet in central Tokyo and Osaka wards, targeting a projected 1.2 million-unit housing shortfall by 2030.
- Australia's New South Wales and Victoria removed parking requirements for secondary dwellings in 2025, opening up backyard builds across Sydney and Melbourne β cities where median house prices already exceed $650,000 USD.
